A professional usually applies a layer of primer followed by one to three coats of paint. They have a clear eye to find any mistakes so that they can make any necessary touch-ups. Painters either charge by the hour or per square foot. A house painter’s cost per hour can be anywhere from $25 to $100, with the average project —painting a 2,500 sq.ft. house costing between $10,300 to $16,750. Generally, this project takes two to four days with two or three painters on the job. With that being said, you can expect to pay between $1,500 and $5,000 in labor costs alone. .
Similar to adding ceilings, painting the trim makes for easier touch-ups and straighter lines where walls and trim meet. Painting the trim also allows for a full seal of any gaps or cracks that exist.
SF House Painting helps you prevent these issues. We always run a careful, highly detailed assessment of your home before any painting decisions are made. This is a thorough inspection that goes beyond looking at the surface coats of paint, addressing any underlying structural issues as well. Our branch manager uses this assessment, along with the client's input, to consult with the paint team before they even show up to the scene. This way, we keep everyone from the clients to the last man on our paint team fully informed about the process as it unfolds. We want every detail of our client's vision for their house to be implemented perfectly.
Primer does not, however, help you skip the step of cleaning the walls. Cleaning the walls is still a very important step, primer or not.
Another tip! If you’re painting textured walls, even edge lock tape won’t always do the trick! You can put the tape on the wall and then go over the edges with a thin stripe or PAINTABLE clear caulking! One part will come up with the tape, the other stays on the wall under the paint, and keeps the paint from seeping under the edge of the tape. Just remember to keep it thin so you don’t see it on the wall! Hazel February 25, 2015
“You guys are great, you came out and made my house look better than I thought possible. When done one of your crew members took me around the entire house to make sure I was 100% happy (which I was) and even left me with extra paint. Definite thumbs up for you guys; I would recommend you to everyone.”
Of course, there is no set timeline since every home is different. However, there are some guidelines to follow, although several factors can change the timing.
Another factor that affects the cost of painting a house is the paint itself. Different brands come in at different price points. When you’re selecting paint at the hardware store, don’t be afraid to mention your budget to the member of staff who’s helping you. You can also consult the web for recommendations on affordable paint. If you want a super-premium look or paint with minimal fumes you’ll pay extra.
As shown above, the cost of painting a home varies greatly and this presents you with different opportunities to reduce the expenses. Much of it depends on preparations that you can take beforehand, such as: Not delaying a repaint too long: The longer that the painters have to spend to paint your home, the higher they would charge. This is why getting your home repainted before any major visible problem appears can cut down on the costs greatly. Take up DIY solutions: You may take care of some of the preparation stages, such as trimming the shrubs, patching, sanding, clearing the perimeter, etc. Thus, the painters would have to spend less effort and would charge you less. Choose the color smartly: Be strategic while picking the color of the paint. A bright color might require multiple layers unless you choose a specific paint type which reduces the number of necessary coats. You might also want to avoid dark colors on the exterior as they fade out quickly and require frequent repaints.

After priming has been accomplished, removing old caulking is necessary that is showing separation on one edge if not both. If new caulk is covered up over old, which is showing separation, new long term caulk will not last near the warranty either. Best to use a razor knife, cutting old caulk out. Using a wet or damp cloth wiping new caulk bead, smooths edge, giving a nice transition at 90 degree angles from wood trim to siding.
Ideally, using the same building materials when repairing replacing any surface, giving a uniform visual effect. Installing similar siding or wood trim is suggested, so it doesn't stick out like a sore thumb.
