Late spring, summer, and early fall are the best times to paint a house exterior. Painting in the fall or early winter is ideal in southern states that stay warm year-round. Optimal painting weather is warm and dry. .
Painting a townhouse costs $1,000 to $4,300 on average, depending on the size, siding type, and the number of stories. Painting a townhouse only includes the front and back walls because most townhomes share one or both sidewalls with neighboring units.
If you plan on doing this yourself, you can calculate the cost by measuring the square footage of the area you’ll be painting. If you’re simply adding another layer of the same color, you’ll only need one coat and you can skip primer. However, if you’re changing the color, you may need several coats and primer. Whatever the case, take it into consideration.
It’s just about impossible to keep your floors free of paint drops. But a good canvas or cotton drop cloth will do a better job than plastic sheets. Paint drops stay wet after they fall on plastic and you can track a single drop all around your house. Cloth drop sheets also stay in place better, they aren’t as slippery as plastic and they are safer for ladders.
Though low-quality paint does offer some cost savings, the reduced cost is really only deferred. Cheaper paints are not designed to last, meaning fading, chipping, and damage can occur in a minimal amount of time, necessitating the house being painted again.

For paint to be applied properly and evenly, your home’s exterior will need to be clean and dry. Plan to power wash, remove any flaking paint, repair loose wood or siding, and sand uneven surfaces before painting.
Covering exterior perimeter should be masked with 3M™ Drop Film, Brown masking paper, visqueen or disposable plastic sheathing. Good quality reusable canvas drop cloths are also good in certain situations.
Oftentimes, it’s hard to imagine what a color will look like in your home before it has been painted. To give you a clear vision of what your space will look like in a new color, some painting contractors offer the ability to digitally paint a picture of the interior or exterior of your home. This is also a useful tool if you are unsure what color to choose or have a few options in mind. You’ll be able to compare your choices and make a confident decision.
These guys just completed my exterior job. Would highly recommend. Every touch point with their team was positive. From the person who answers their phone, to the bidder Allegra, to the crew. They paid attention to detail and listened. They were helpful and patient navigating color selection. They were very responsive to any questions or concerns. Hell they even cleaned up when they left. A+++
I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house. After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. I went to Sherwin Williams and got the colors. So beware even with a contract and good references. Peeling paint and damaged siding add a lot of extra costs to an exterior painting project.
As a general rule of thumb, newer homes involve much less prep work to start painting the exterior. New construction will already be on even ground and won’t have anything obstructing the sides so that it will be less time consuming and cheaper. The painters will be able to come on the site right after the exterior construction is complete.
When using a roller to paint a large wall, if you don’t do it right you’ll end up with lap marks where you paint over a part of the wall you previously painted. To avoid them, make sure you overlap the places you painted previously before the paint has dried.
I just bought an older house and I’m starting to get overwhelmed with big projects such as painting! Thanks for all the helpful advice Beth February 25, 2015
